Tribal Group HQ relocation hailed as a further sign of Bristol office market recovery

Tribal Group, the international supplier of products and services to the education sector, is to relocate its Bristol headquarters in a move property advisers are championing as the second-biggest city centre office deal this year.

Tribal, which works with governments, education providers and training organisations across the world, has sub-let 15,000 sq ft at Kings Orchard in Queen St from head tenant law firm Bevan Brittan.

The relocation from Portland Square provides Tribal with larger, prestigious accommodation in a landmark office building overlooking Bristol’s Floating Harbour, enabling it to extend its range of products and services to an ever-increasing international client base.

The deal was secured by Kings Orchard joint agents Alder King and GVA, who see it as another sign of a strong recovery in the Bristol city centre office market.

The deal is the second largest so far this year following HSBC taking 16,500 sq ft at Redcliff Quay.

The other tenants in the building are FRP Advisory, Close Brothers and Arista Insurance and the arrival of Tribal, which is taking its space on parts of the first and second floors, leaves just 15,200 sq ft available on the building’s fourth floor.

Catherine Collis of Alder King’s Bristol office agency team said: “In recent years Bristol’s office market has been characterised by a high proportion of smaller deals. 

“Tribal’s move to Kings Orchard and other on-going transactions in the market point to increased occupier demand and improving confidence.”

Bevan Brittan director of property and facilities Rob Stanley added: “Kings Orchard offers some of the best quality office accommodation in the city.”

Tribal Group was advised in the negotiations by Compton Rose.
