Redcliffe redevelopment gathers pace following land deal and new plans for former car park

The regeneration of Bristol’s Redcliffe area has stepped up a gear following a new land acquisition deal and a planning application for a mixed-use scheme.

Redcliffe MCC, a joint venture between Change Real Estate and Cannon Family Office, submitted plans to Bristol City Council to develop a 0.8 acre former car park site close to Bristol Bridge.

Drawn up by property adviser GVA, the application includes 136 residential units and four shops on the site and two buildings in Redcliff Street and St Thomas Street. Designs include retaining the façade of 14a St Thomas Street to maintain its locally listed status.

Redcliffe MCC has also acquired a further 2.29 acres of adjacent land from Carlyle Group in a deal brokered by GVA. This larger site received planning permission in 2010 for a mixed use scheme called Redcliff Square, including residential and hotel use, offices and student accommodation, as well as a range of retail units.

The Redcliff Square site, which borders Redcliff Street, St Thomas Street, and Three Queens Lane, will now form future phases of the new owners’ development, and plans will be amended to fit with the new application which has just been submitted. The two sites combined will comprise over 500,000 sq ft of mixed use development.

Redcliffe MCC director Ron Persaud said: “This area of Redcliffe has so much potential. With the submission of our application for Sampson Court, and the acquisition of the adjacent land we are in a position to move forward with our plans to create a vibrant community in this part of the city.”

GVA Bristol director Richard Kidd, who advised on the land acquisition, added: “This new development, just 10 minutes’ walk from Cabot Circus and Temple Meads, will further enhance this area for visitors, and those looking to experience living in the heart of this energetic city.”
