Penthouse office and top green standard promised for revamped Bristol building

Work has started on a project to re-model, extend and refurbish One Victoria Street, one of Bristol’s most prominent office buildings.

On completion the five-storey, 1980s building next to Bristol Bridge will have 47,000 sq ft of contemporary office space meeting BREEAM ‘excellent’ standards. It will also boast a top-floor ‘penthouse’ office suite.

The building’s owner, real estate fund manager PRUPIM, has appointed Cubex Land as development manager and Leadbitter Construction as main contractor.

The refurbishment work will include a dramatic re-modelling of the façade, an extensive upgrade of the entrance and reception and the extension of the fifth floor to create the penthouse suite.

There will also be a new lift and stair core on the Redcliff Street elevation, enabling the removal of the existing core to give light, open floorplates.

The work is scheduled to end in autumn next year.

Martin Booth, partner at letting agents Knight Frank, said: “With the continuing erosion of the supply of Grade A space in central Bristol, One Victoria Street will come to the market at the ideal time.

“Initial inquiries are already encouraging, demonstrating there will always be strong demand for genuine landmark buildings.”

Cubex director Gavin Bridge added: “We believe that on completion, One Victoria Street will be Bristol’s only refurbished building to achieve a BREEAM ‘excellent’ rating.
