A landmark Bristol city centre office complex is to be transformed into one of the city’s greenest buildings under a £11m refurbishment led by fit-out specialists Paramount.
The work at 3 Rivergate, pictured, in Temple Quay will add some of the highest construction industry standards for sustainability and wellness to the 75,000 sq ft building, which is around 20 years old.
Paramount will undertake the refurbishment alongside architect and design firm AWW and property consultants CBRE as project manager for landlord global investment bank Credit Suisse.
Together, the team will work towards securing the coveted BREEAM Excellent, Wiredscore Platinum and three-star Fitwel 3 certifications.
The building’s tenants include accountants Deloitte UK, which occupies the first and second floors and part of the third, and HSBC Private bank. Until last year it was also home to the West of England Combined Authority (WECA) and insurance group Canada Life.

The year-long comprehensive refurbishment, which is now under way, will give the seven-storey, grade A complex a new striking façade and generous landscaping as well as introducing the latest energy-efficient equipment, a new building management system, solar energy panels, upgraded fire alarm, new security system, CCTV, access control, access barriers and a cycle-store.
Credit Suisse asset manager Jack Sawbridge said Paramount had demonstrated a “deep understanding” of the firm’s vision for the project.
“3 Rivergate is an exemplary project demonstrating our ability to adapt and recycle existing real estate for the modern occupier,” he added.
“We are delivering a modern workspace with a commitment to both occupier well-being and environmental sensitivity.
“Sustainable and renewable elements have been meticulously integrated, and the newly enhanced building will offer adaptable floor plates, best-in-class facilities and considerable new public and dedicated landscaping.”
The refurbishment of 3 Rivergate is the latest in a series of similar projects in some of Bristol city centre’s largest office schemes as occupiers seek out more higher quality space amid growing acceptance of the need to take account of staff wellbeing and sustainable factors.
Other recent major refurbishments include L&G’s North Quay House on Temple Back, APAM’s One Friary at Temple Quay, XLB’s 70 Redcliff, Northwood Regional’s 10 Victoria Street, and One Hundred Victoria Street and Pivot + Mark on the corner of Baldwin Street and Queen Charlotte Street – both part of V7’s portfolio.
Cardiff-headquartered Paramount, whose turnover currently stands at £38.5m, opened its showpiece Bristol office on Welsh Back nine months ago.
Known for creating high-quality space for leading companies, its recent projects include the transformation of the landmark 360 Bristol office complex and office revamps in Bath for American software firm SmartBear and financial consultancy Altus, as well as working on Welsh football legend Gareth Bale’s Par 59 mini-golf bars in Cardiff and Bristol.
