Refurbished Temple Quarter offices come on market as Bristol’s supply crisis continues

A landmark Bristol office building on the fringes of the Temple Quarter Enterprise Zone is being marketed with a near-record rent for the city after undergoing a multi-million pound refurbishment.

Temple Point in Redcliffe Way has 51,000 sq ft available at a time when the supply of Grade A offices in and around the city centre is at an all-time low with just 550,000 sq ft currently available. 

Agents JLL and Hartnell Taylor Cook are offering the space with a headline rent of £32 per sq ft – just 50p per sq ft under the record rent achieved at One Cathedral Square – also an extensively refurbished building and now fully occupied by Dyson and the University of Bristol.

Temple Point was acquired by current owner Legal & General in 2009 as part of a £110m investment package of nine properties. At the time it was fully occupied by Bristol-based mobile phone Orange (now part of EE).

The refurbishment, valued at £6m by building contractor Midas, which carried out the work, has created a “bold new destination” for the city, according to Legal & General.

Some 25,000 sq ft in the four-storey building is already occupied by Network Rail, which recently signed a letting agreement with Legal & General, brokered by JLL and Howlings Hodgson.

The letting agents said today they are already receiving interest from potential occupiers keen on its location close to Temple Meads railway station, the Temple Quay office park and the Temple Quarter Enterprise Zone, which will also be the site of the University of Bristol’s planned innovation campus.

Award-winning Bristol-headquartered architecture practice Stride Treglown has created modern workspaces in the building to meet demand from occupiers looking for the best environment for their staff.

The building now benefits from an extended contemporary reception area with concierge services, dedicated cycle storage with showers and a changing facility, as well as generous car parking for the city centre. New LED lighting, new air conditioning and metal ceiling tiles have been installed throughout.

Legal & General senior fund manager Mark Russell said: “This major refurbishment will create a bold new destination in the centre of Bristol. The building aims to create a new standard of office space in an area where demand currently outstrips supply.

“The city has a healthy demand dynamic and benefits from a growing and educated population, as well as strong employment prospects with a number of blue chip companies such as PwC, Osborne Clarke, Burges Salmon and RBS located close by.”

JLL Bristol director Hannah Waterhouse added: “This significant refurbishment project is in a part of the city that looks set to be a game-changing area in the coming years as redevelopment plans forge ahead.

“Temple Point is a major office refurbishment that will be a key piece of the jigsaw in the area’s regeneration.

“Demand is high from existing occupiers as well as those moving into the city from other regions including London for whom Bristol’s strong talent pool and competitive rents are undoubtedly a draw. We’ve already seen plenty of interest from a range of types of occupiers in Temple Point.”
