‘Full’ sign goes up at prestige Bristol office building after final letting

One of Bristol city centre’s most sought-after business addresses, 40 Queen Square, is now fully occupied following the letting of the last office to construction recruitment firm Kingston Barnes.

GVA and JLL, agents for the 38,300 sq ft Grade-A office building, have secured six lettings totalling just under 25,000 sq ft over the past 12 months. 

Asset management firm AEW UK REIT significantly refurbished 40 Queen Square in line with its strategy of maintaining high-yielding income streams while driving rental growth and adding value through active asset management. The building is one of 31 in its portfolio across the UK.

AEW UK REIT asset manager Michael Shears said: “Securing a fully let building at 40 Queen Square is testament to the expertise and skills of our team and also demonstrates the buoyancy of the high-quality office market in regional UK cities.”

“The outlook for commercial property returns in UK regional cities remains positive and by continuing to focus on income producing assets, we are confident of delivering attractive returns to shareholders.”

Kingston Barnes managing director James Kingston added: “40 Queen Square appealed to us as we were looking for high-quality office space in the heart of the city.”

The building includes new showers and internal bike storage, allowing staff based there to cycle or run to work.

GVA Bristol associate Alex Riddell, who advised AEW UK REIT, said sentiment in the Bristol office market remained strong and, with an ever-reducing amount of available stock, there was a lack of choice for occupiers.

“High-quality office refurbishments such as 40 Queen Square remain a major attraction for businesses wanting to be in the heart of the city, offering staff the benefits of being in a central location,” he said.
