Another co-working office for start-up and scale-up businesses is to open in Bristol as the demand among the city’s entrepreneurs for creative space continues to grow.

Origin Workspace is to open this autumn in 42,000 sq ft at 40 Berkeley Square, a 1970s office block last used by property agency JLL before its relocation to nearby Great George St and by the University of Bristol to provide advice for graduate start-ups.

The building will also house Origin Startup, a flexible support programme aimed at businesses with ideas, products and services that have the potential to make a positive difference in the local community and beyond.
What will set Origin Workspace apart from most other similar schemes in Bristol is investment a wellness space with a gym and studio and a sizeable roof terrace with views over the city to the south.

The fit-out will include ergonomically friendly workstations and natural ventilation while the building’s exterior will feature curtain walling to help it blend in better with the Berkeley Square conservation area.

The scheme is the brainchild of Bristol-based Rob Hingston, who has worked at senior levels in the fitness and leisure sector with David Lloyd and Esporta and was most recently regional manager for Sk:n, the laser and non-surgical skincare firm.
He said he wants to make it Bristol’s most engaged, progressive and active business community for small and growing companies:

“Every aspect of Origin Workspace has been considered in order to promote a sense of community, collaboration and wellbeing,” he said.

“Origin’s built environment, services and experiences have been designed to encourage connection, sharing and learning.”

Origin Workspace, which will have more than 400 desks, will operate on a membership-based model, with individuals and businesses choosing from lounge membership, co-working – including hot desking or dedicated desks – and private office space.

Rob added: “We designed Origin Workspace so businesses can start, grow and scale with us. There is a shortage in the Bristol market for office space that can accommodate growing businesses and so we’ve configured our space to respond to this need.”

Origin Workspace is also planning an events programme open to everyone.
