Independent business consultancy Jelf will move into Hillside Court, Bowling Hill in Chipping Sodbury, following one of the largest office lettings in North Bristol for the past two years.
In a deal negotiated by Alder King and Burston Cook, Jelf has taken the whole of the recently refurbished 24,350 sq ft property on a 15 year lease in a move to bring a number of its operations under one roof.
Hillside Court, previously occupied by South Gloucestershire Council until 2010, is in the final stages of a £900,000 redevelopment by Alder King’s building consultancy team.
This has included enhancing the green credentials of the two storey building and improving its energy performance, with the installation of a new air conditioning system. Internal and external repairs have also been undertaken to create a new entrance canopy and entrance screening to the building and a revised reception and internal layout to offer greater flexibility for occupiers.
The location, which is close to local amenities and has 121 on-site car parking spaces, together with the quality of the refurbishment, made the property very attractive to Jelf who will relocate from their current premises at Church Road in Yate at the end of the summer.

Acting for the same Guernsey-based property company client, Alder King is undertaking repairs and refurbishment work at Nibley Court, a 10 year old 22,700 sq ft office building in Yate. Alder King’s agency team is now marketing the property while the firm’s rating team is advising the client to ensure rating liabilities are kept to a minimum during the works, and subsequent marketing period.
