A North Bristol office building previously occupied by the MoD is to be transformed into premium workspace by its new owner.
1300 Parkway North, pictured, was acquired by Warwickshire-based independent property developer Loxton for just over £2m.
The 30,250 sq ft three-storey building is now to be renamed York House ahead of its refurbishment to grade A office space.
The building, which is close to Bristol Parkway railway station, has been empty since the MoD units based there were relocated to RAF Shawbury in Shropshire in 2020 as part of a cost-cutting exercise.
Loxton said the refurbishment would include a new double-height reception area, open-plan offices, raised access floors with floor boxes, suspended ceilings with LED lighting, air conditioning, secure bike parking and shower facilities.
Loxton Developments director John Roberts said: “We are hugely excited about the potential of York House.
“The comprehensive Cat A refurbishment will upgrade the building to meet the highest standards of office space with excellent ESG credentials and an outstanding parking ratio.”
The Bristol office of global real estate advisor CBRE acted for Loxton on the deal.
CBRE office agency team senior director Richard Kidd said the acquisition represented “an exciting high-quality addition to the North Bristol office market” at a time when there was a flight to quality.
“The space would be ideal either as a self-contained headquarters or can be let on a floor-by-floor basis,” he added.
Loxton owns a number of commercial properties across the country, including in Swindon, Taunton and Gloucester. It previously owned the 24,400 sq ft 90 Victoria Street office building in central Bristol, which it sold in 2015.
