Hayes Parsons. Bristol’s largest independent insurance broker, has become the latest firm to move into a landmark city office building following its substantial refurbishment.
The firm, one of the UK’s leading independent providers of specialist insurance and risk management services, has taken just over 4,000 sq ft of grade A space on the first floor of One The Square at Temple Quay, close to Bristol Temple Meads railway station.
Hayes Parsons, which employs around 45 people, joins a tenant mix in the high-profile building that also includes investment services firm Alpha Portfolio Management and accountants RSM.
Hayes Parsons managing director James Woollam said: “After significant growth, Hayes Parsons was in need of a new home, and in One The Square we believe we have found the perfect setting for our team, in close proximity to the station which was important for our commitment to the environment and in an area which has social value at its core.
“We will be in the heart of the business district, and we look forward to welcoming clients and suppliers into our new home.”
Hayes Parsons, which has signed a 10-year lease, with a five-year break clause, at a rent of £32.50 per sq ft, was represented by Morton Property Consultants.
James Woollam added: “Thank you to Phil Morton of Morton Property Consultants for his help in securing this fantastic space.”
The deal leaves only one remaining prime suite of 8,208 sq ft available to let on the first floor at One The Square.
The building has undergone a substantial refurbishment and capital investment programme under the ownership of landlord The Canal & River Trust.
Improvements include a revamped entrance and reception area and new bike and shower provisions that align with the expectations of modern occupiers.
The individual office suites on the first floor have undergone a comprehensive upgrade to offer contemporary, open-plan layouts, contributing to an overall Energy Performance Certificate (EPC) rating of B.
Lambert Smith Hampton acted jointly with CBRE on behalf of The Canal & River Trust.
Lambert Smith Hampton director of office advisory Roxine Foster added: “It is great to welcome Hayes Parsons to One The Square, Bristol.
“The work that we have done to improve the asset is proving successful in attracting new tenants and Hayes Parsons is the latest to join a strong mix of tenants within the building.”
The mixed-use, steel-framed building has five retail units at ground level and office space on three upper floors.
