Three Bristol property agents have been appointed to market the 296-acre Westgate distribution park at Severnside – one of the largest in the region.
More than 2m sq ft of warehouse/distribution accommodation has already been developed on the site with a further 4m available for development.
Joint venture developers Harrow Estates and Robert Hitchins have appointed the Bristol offices on DTZ, Jones Lang LaSalle and Hartnell Taylor Cook as joint agents.
Tesco currently occupies Phase 1 of Westgate in a recently developed 500,000 sq ft warehouse. Buildings at the site, which is close to the expanding Avonmouth and Portbury Docks, are available from 50,000 sq ft to 1m sq ft.
Will Nell, associate director, industrial agency at DTZ in Bristol, said: “We are delighted to be instructed on this exciting new scheme for the region which forms part of the Avonmouth Enterprise Zone. Severnside is already an established industrial location, with excellent transport links, and the well documented shortage of prime industrial stock in the south west means Westgate is well placed to meet occupier demand.”
Paul Baker, director at Jones Lang Lasalle, added: “Whilst there are a number of sites available in the Avonmouth/Severnside area few owners are prepared to sell freehold plots as well as offering a design and build option.”
Hartnell Taylor Cook partner Simon Harvey added: “Development on site will be occupier lead, but there are an encouraging number of enquiries for companies looking for new distribution or manufacturing facilities in the area despite the challenging economic conditions.”
The site recently secured planning consent for a further 411,000 sq ft of distribution warehousing. Harrow Estates and Robert Hitchins, together with the land owner, Central Park, have also applied for funding for a new motorway junction on the M49 which could further enhance the appeal of the scheme to occupiers.
