Bristol-based development company Baylis Estates, best known for its Cribbs Causeway retail and leisure destination, has completed its latest project – the £4m Armstrong Business Park in Yate.
With the freehold sale of all six units, which total 30,000 sq ft, agreed ahead of practical completion, businesses will now begin to take occupation. 
The new occupiers are bikes, parts and cycling accessories wholesaler Paligap, self-storage company UK Storage, SM Gauge, which manufactures and repairs pressure gauges and instruments, and Make by Design, a designer and manufacturer of bespoke fitted furniture and joinery.
The Armstrong Business Park is in the established commercial centre of Yate, close to the M4 motorway network and at the gateway to Great Western Business Park.
Baylis Estates managing director David Mace said: “Such was the appetite for this well-located development, we have achieved 100% take-up with the sale of the freeholds of all six units agreed to four purchasers ahead of completion.
“The demand for these units reflects the need for quality, sub-10,000 sq ft space in a prime location that makes it ideal for growing businesses.
“Three of the new occupiers are relocating from their current sites in South Gloucestershire and Bristol, clearly demonstrating the strength of the location.”
The team behind Armstrong Business Park included Noma Architects, structural engineers TM Ventham and surveyors Waite Associates – all based in Bristol – Tetbury-based planning consultants LPC Trull and Wedmore, Somerset-based Corkish Construction.
The agents were Alder King and Carter Jonas and legal advice came from Thrings.
The development follows on from Baylis Estates’ recently completed ice rink at The Venue, Cribbs Causeway, along with the adjoining Jaguar Land Rover dealership and Costa Coffee drive thru.
Baylis Estates, which was founded by Jack Baylis, has its background in the 1960s housing boom when it built thousands of homes in Kingswood, Keynsham and Patchway.
It later moved into commercial development, where its first major project was 100,000 sq ft-plus of warehousing at Patchway Trading Estate.
Since then it has been responsible for nearly 2m sq ft of retail, leisure, office, warehousing and motor trade developments throughout the South West, including Cribbs Causeway, where it co-owns the flagship 800,000 sq ft The Mall retail scheme and 145,000 sq ft The Venue leisure park with M&G Real Estate.
It is currently developing South Point Business Park in Chippenham.
