A high-profile brownfield site on one of the busiest roads into Bristol city centre has been sold for the sustainable development of more than 150 apartments.
The vacant 1.18-acre site on Bath Road, allocated for residential redevelopment in the Temple Quarter Enterprise Zone, was acquired by London-based Hadley Property Group for an undisclosed sum.
The privately-owned, residential-led property developer, which specialises in “progressive, sustainable housing” bought the site, which includes the former Esso petrol station, from Bristol-based property consultancy Alder King acting on behalf of LPA (Law of Property Act) receivers at Grant Thornton.
Following a public consultation programme last year, Hadley Property Group now intends to submit a planning application for 159 apartments with ground-floor commercial space.
Alder King associate Ben St Quintin said: “The success of Bristol’s economy and trend towards urban living is creating unprecedented demand for well-located residential development sites in the city. This is likely to continue throughout 2018.
“This site attracted interest from a number of developers due to its riverside position and location close to the city centre, Temple Meads Station, the proposed Arena site and cycle/bus routes.
“Due to the previous industrial uses of the site, there were a number of technical and legal challenges to overcome which made this a very satisfying sale to complete for our clients.”
Hadley Property Group said the scheme will be built using cross-laminated timber, a material known for its carbon negative qualities.
