The lack of industrial space in Bristol has been underlined by a deal on a building that has been empty for more than eight years.
Netting and fencing equipment manufacturer Tildernet is to move to the 55,677 sq ft unit on Cater Road in Bishopsworth following an extensive refurbishment to bring it up to modern standards.
Previously used as a chill store by Bristol-based supermarket group Somerfield, it became surplus to requirements when the retailer was acquired by the Co-op Group in 2008.
The building, which has includes a double bay, portal frame warehouse with two-storey ancillary offices, plus separate front and rear yards, has been vacant since.
Tom Watkins from of property adviser Colliers International’s Bristol industrial team, said: “With industrial stock in short supply in the Bristol area, we are increasingly seeing tenants who are prepared to take on more responsibility to get deals done.
“In the past, tenants have been reluctant to undertake the task of refurbishing units themselves, but in this case, given the lack of stock generally across Bristol, Tildernet decided to take on this responsibility in order to secure the letting of space in their preferred location within the city.”
Tildernet produces specialist fencing and netting for sectors including industrial, sport and horticulture. It is to move to the Cater Road site from its existing base on the Bristol Vale Trading Estate in Hartcliffe.
Colliers International acted as joint advisor on behalf of the Co-op alongside Hartnell Taylor Cook. Tildernet was unrepresented in the deal.
