Showpiece Clifton office block sold for £7.5m

Embassy House, one of the highest-profile office buildings in Clifton, has been sold for £7.5m to London-based specialist investment management company Kames Capital.

The 60,000 sq ft six-storey tower occupies a corner of Queens Road and Queens Avenue and includes a Barclays bank branch on the ground and first floors.

Among the 18 other tenants are clothing retailer Austin Reed, property consultants Savills, employment agency Ranstrad and Failand Paper Services.

Kames Capital acquired the freehold of the building from international property group Rockspring.

Kames, part of Aegon Asset Management, was represented by GVA’s Bristol office with Knight Frank acting for Rockspring.

GVA Bristol investment director Richard Howell said: “This is a well-known building in Clifton that benefits from open-plan floor plates.

“There are significant opportunities to add value through active asset management, as confidence in the occupier markets continues to improve.”

The sale is the latest in a string of office deals in Bristol, reflecting a pick up in the city's property investment market.
